Villas and apartments are different products with different guests and different cost bases, so we price and operate them separately, with villa turnovers and pool, garden, and maintenance vendors scheduled to match the higher standard guests expect.

High ADR, captured on a flat fee

Palm units carry some of Dubai's highest average daily rates, especially over peak winter weeks and around Atlantis, The Pointe, and Nakheel Mall demand. On a commission model, every premium night costs you a percentage. On CORE's flat per-unit fee, the upside from that higher rate is yours. We re-price daily to capture peak demand without leaving the shoulder season empty.
